Prepping a Guest Room Before Summer Visitors

Every summer, San Diego homeowners rediscover a law of nature: if you live here, people will visit. The beach, the zoo, the weather that behaves while the rest of the country swelters — your spare room is a hotter reservation than you think. And whatever this particular summer ends up looking like, the guests will come eventually, probably with less notice than you'd like.

April is the right month to get ahead of them. Not because the room needs to be perfect, but because the fixes that matter most — the ones involving trades, materials, or a permit — need lead time. Here's how we'd triage a guest room this spring, from a weekend of effort up to a real project.

Sleep in it for one night

This is the single most useful thing you can do, and it costs nothing. Spend a night in your own guest room and you'll find what your guests have been too polite to mention: the streetlight that cuts past the curtain at 2 AM, the closet with six wire hangers and no luggage space, the outlet hiding behind the headboard where no phone can reach it. Make the list while you're annoyed. That list is your scope.

The weekend tier

Most guest rooms are a Saturday away from being genuinely comfortable:

• Blackout the windows. Coastal marine layer keeps mornings soft, but inland light is sharp by 6 AM in summer. Proper blackout drapes or cellular shades are the cheapest good night's sleep you can buy.
• Clear a real landing zone. A luggage rack or bench, a cleared dresser top, and twelve empty hangers signal "you were expected."
• Fix the bedside basics. A reading lamp on each side, an outlet within cord's reach, and a surface big enough for a glass of water and a book.
• Test the airflow. Many guest rooms sit at the warm end of the house. A quality ceiling fan often solves what feels like an HVAC problem.

The project tier

Some guest-room complaints can't be shopped away. If visitors share a hall bath with your kids, a compact en-suite or a smart reworking of the existing bathroom changes the whole experience of hosting — and bathroom remodeling at guest-room scale is one of the more contained projects a house can take on. Closet built-ins, better windows, and sound insulation on the wall the room shares with the living space all fall in the same category: real construction, but measured in weeks, not seasons.
