Quiet Season Questions: What to Ask a Builder in January

There's a rhythm to the remodeling year in San Diego, and January is its quietest stretch. The holiday freeze is over, the spring rush hasn't started, and builders have something they can't offer you in June: unhurried attention.

That makes this the best month not just to start a project, but to interview the people who might build it. Here are the questions worth asking while everyone has time to answer them properly.

Ask about process before price

A number without a process behind it is a guess, and guesses are how remodels go sideways. We've written before about why collecting three bids often backfires — the bids aren't pricing the same project. So start upstream:

Ask what's not included

The gap between two proposals usually hides in the exclusions. Ask each builder to walk you through what the number doesn't cover — permits, engineering, temporary facilities, allowances for finishes. A builder who volunteers this list cheerfully is telling you something about how the whole project will go. A vague answer in January becomes a change order in July.

Ask how they'll still be here in ten years

Warranties are only as durable as the company behind them. Ask how long the firm has been building under the same name, how it weathered the lean years, and what its warranty actually promises in writing. There's a reason established firms price the way they do: you're buying the version of them that answers the phone in 2034.

Then listen for the questions coming back

Here's the quiet-season secret: the best signal isn't in the answers you get, but in the questions you're asked. A builder who wants to know how you cook, who's home at 3 PM, and what you're solving for is designing already. One who only asks about square footage is estimating.
