Why Fall Signings Get Spring Groundbreakings

There's a version of remodeling that lives in people's heads: you decide, a crew shows up, walls come down. And there's the version that actually produces the homes worth photographing: you decide in the fall, and the demo bar swings in the spring. The months in between aren't a delay. They're where the project is actually won or lost.

With the holidays coming into view and next year starting to take shape at kitchen tables all over San Diego, this is the week we get asked: "If we sign now, when do you start?" Here's the honest answer, and why it's good news.

What the winter actually holds

A design-build project signed in late October spends the next several months doing invisible, essential work. Design development turns "open up the kitchen" into dimensioned drawings. Engineering figures out what's holding up your roof before anyone bets on removing a wall — no small question in a county full of remodeled-over midcentury ranches. Then selections: every tile, fixture, window, and cabinet pull, chosen and ordered before construction so the build never stalls waiting on a backordered faucet. This year especially, with lead times stretched on appliances and windows, early ordering is the difference between a smooth build and a paused one.

Then the drawings go to the city. Permit review timelines vary by jurisdiction and scope — a straightforward remodel moves faster than a room addition with structural work — but winter is when that clock runs, whether you're ready or not.

Why spring construction is the prize

Here's what the fall signers get that the spring signers don't: they break ground at the front of the good-weather line instead of the back of it. San Diego's mild winters mean we build year-round, but exterior work — foundations, framing, roofing, stucco — still goes smoothest in the long, dry stretch from spring into fall. Start construction in March and your project rides that whole window. Start the paperwork in March and you're framing during the holidays.

There's a scheduling truth underneath this, one we touched on in the fall remodel window: the best trade crews book out months ahead. A signed fall project reserves its spring slot. A spring inquiry competes for whatever's left, often against every other homeowner who spent the winter waiting for a sign. Signing early doesn't just buy you a start date — it buys you first pick of the people doing the work.
