Designing an ADU Tenants Will Love

Most ADU conversations start with the numbers — and fair enough, we've written a whole post on what an ADU costs to build in San Diego. But the return on those numbers depends on something the spreadsheet never shows: whether the person living in it wants to stay. A unit tenants love rents faster, turns over less, and gets treated like a home instead of a stopover.
So set the pro forma aside for a minute and design for the human. Here's what actually earns a long, happy tenancy.
Sound and sightlines are the whole ballgame
Nothing sours a backyard rental faster than the feeling of living in someone's yard. The fixes are mostly free at the design stage: aim the ADU's main windows away from the main house's, give each dwelling its own outdoor sliver — even a six-foot-deep patio counts — and put a real acoustic assembly in any shared wall. This is where the garage conversion versus detached ADU decision earns extra scrutiny, since a detached unit buys privacy that an attached one has to engineer.
A separate entrance path matters just as much. If your tenant crosses your patio to reach their door, neither of you ever fully relaxes.

Small, but never cramped
Tenants forgive square footage; they don't forgive gloom. One generous window with a real view — sky, a tree, rooftops — does more for a 450-square-foot unit than fifty extra square feet would. Push ceilings up where the roofline allows, borrow light with clerestories, and keep the kitchen honest: a full-size refrigerator, a real cooktop, and enough counter to actually cook. A kitchenette says "temporary." A small, true kitchen says "home."
Finish quality follows the same logic. You don't need luxury materials in a rental — you need surfaces that feel solid underfoot and underhand, because tenants can tell the difference between durable and disposable within a week of moving in.
The unglamorous features that win renewals
Ask longtime landlords what keeps good tenants and the answers are humble:
- In-unit laundry, even a compact stacked pair
- Storage — a closet that fits a surfboard and a vacuum, not just hangers
- A dedicated parking spot or a clear street-parking reality check
- Separate utility metering or a fair billing setup, agreed in writing
- Cross-ventilation, because coastal evenings cool better than any AC
None of these photograph well. All of them show up in whether your tenant renews for a third year.
