Storm-Tested: How Quality Construction Shows Up in Bad Weather

San Diego gets maybe ten or fifteen genuinely wet days a year, and we're in the middle of some of them right now. For most of the region that's an inconvenience — traffic, cancelled beach plans, a wet dog. For a building, it's something rarer and more valuable: a test. Every roof-to-wall connection, every window flange, every square foot of deck membrane is being graded this week, pass or fail, by the only inspector that never misses anything.
Here's the thing about that test: the houses that pass don't look any different from the houses that fail. Not from the curb, not in the listing photos, not on move-in day. The difference lives in details that were buried months or years before the storm arrived.
Water always finds the shortcut
Water is patient and unprincipled. It doesn't push through solid materials; it finds the seam someone rushed, the transition nobody detailed, the penetration that got a squirt of sealant instead of proper flashing. Give it a path a hair's width wide and it will take it, every storm, for as long as the path exists — and capillary action means it can even travel uphill to do so. In our experience, the failures we're called to fix are almost never in the middle of a wall or a roof plane — they're at the edges and intersections: where a roof meets a wall, where a deck meets a door, where a vent pipe punches through, where an addition ties into the original house. Those junctions are exactly the places that take the most time to do right and are the easiest to fake with caulk.

The details that hold
What does storm-proof work actually look like while it's happening? Mostly, it looks slow and layered. Roofing underlayment lapped so every sheet sheds onto the one below. Windows set in sloped sill pans with flashing tied into the weather barrier — we went deep on that in last week's post on window waterproofing. Deck-over-living-space assemblies with a real membrane, sloped to drains, flood-tested before the finish surface goes down. Stucco weep screeds kept clear at the base of walls so the wall can drain. Grading that carries roof runoff away from the foundation instead of parking it against the stem wall. And on structural work, the hold-downs and shear details an engineer specified actually installed — the same rigor we described in The Structural Side of Additions, because wind load is part of the storm test too.
None of these are premium upgrades. They're the baseline, done in the right order, verified before they're covered up.
A walk around your house this weekend
Once the rain lets up, take ten minutes and read what the storm wrote:
- Ceilings and window heads — any new stains, bubbling paint, or soft drywall.
- Stucco below windows — vertical streaks or damp patches that linger after the wall should have dried.
- Gutters and downspouts — overflowing at the seams, or discharging right at the foundation.
- Doors and windows — swelling, sticking, or water tracks on the sill.
- Flat areas — ponding on decks, patios, or low roofs that hasn't drained a day later.
While you're at it, look at the neighbors' houses of the same vintage. Where the whole block shows the same streak below the same window detail, that's the original builder's shortcut — and a preview of your own walls.
None of these are emergencies by themselves, but each is the building telling you where its shortcuts are. Caught now, they're maintenance. Ignored for a few winters, they're framing repairs.
Why the boring phase matters
Here's the honest sales pitch, if you can call it that: the phase of construction that decides how a house performs in a storm is the phase nobody photographs. No one puts flashing tape on their holiday card. Which is why the real question to ask any builder isn't "what will it look like?" — it's "how do you verify the work I'll never see?"
